Q: forclosure?

foreclosure is when someone is behind on their payments to the bank and the bank is basically repossesing the house. Normally the person has like 30 days to pay what they owe otherwise the bank owns it and is free to sell it to whoever is willing to pay what is owed on the house. thats y sometimes you can get foreclosure houses for cheap

thanks dani! ok maybe you can help me then

heres the story. so you know how me and travis have been looking for a place? ok well. so i was online looking at places and i came across an ad for a house thats up for rent. its 4 bed rooms 2 bathrooms and its beatuiful. the thing is the guy has to get someone moved in ASAP because its being forclosed on in 90 days. so he is looking for someone who will take over the morgage payment on the house. no down payment and we dont have to pay first or last months rent up front. and no credit checks or anything. and its only $850 a month. the only thing is i wasnt sure about forclosure or any of that so i didnt know if there was some kind of catch or what?
if not we are moving in ASAP. im calling the guy tomorrow but i just wanted to get an idea right now about it all before i wasted my time (in case there was a catch to it)

oh and get this :it has a dog kennel BUILT on the proerty!

I would call the bank and see if just making the mortgage payments is enought to stop foreclosure. Normally it means they back owe on the house so i dont understand y there wouldnt be a down payment or something. maybe hes gunna pay off what he owes but cant keep paying on the house. you def. wanna be in the know tho cuz you dont want the bank to come by one day and say he hasnt been making the payments and you have to move. See if you can pay the bank directly instead of him so you know its getting paid. Sounds like a good deal but you know that sometimes somethings are to good to be true... just make sure to cover your butt so you dont end up getting kicked out

Suzy, I agree with Dani. Talk to the guy & get as much info as you can.. ASK QUESTIONS. Anything & everything! Then call the bank & go over what he's told you & figure out, like Dani said, if paying mortgage would be enough.

the deed and title would be transferred? meaning you would become the new owners? you realize that means youd be paying on this house til it was paid off or you managed to sell it? if you are technically going to be buying the house over time, see how much is owed and then invest in an inspector. theyll be able to tell you if the house has any structural damage and mold and all that. You dont wanna buy into a home thats going to be dangerous to your health.
and yes i wanna see the house!

i have lots of questions

krissy i hope you find a place soon. its been a pain trying to find someplce that will allow our pit bulls. thats why i really hope this is legit and it works out. this is the ideal house for us. plus i really have no choice. i have to cover my butt right now because of some stuff thats happening (havnt really typed it out on here yet but i will in a few days once i get the time LOL)
ugh i hope this works
if not i got my hopes up Sad

I hope I find somewhere, too.
I just can't afford anything..
Child support will be finalized next week (*knocks on wood*)..
But even with that, I don't know what I'll be able to afford.
I found an ad in the paper today for a 2 bedroom duplex
for $450/mo.. So I may call & ask to see it.

& Let's see this house, Suzy!

what about a roomate or 2? have you thought about that? that might be a good thing to look into that way everyone can split rent and stuff.

I hope it all works out for you. The housing market has taken such a huge hit that prices are starting to drop down to what they really should be. We're actually going to be able to buy when we move out of here. I'm totally excited about that.

yeah the housing market here is CRAP. you drive down a street and see a bajillion houses for rent/sale

i dont know people are dropping rent a whole lot. and we NEED to get a house asap
if this doesnt pan out im going to have to figure something out and f worse comes to worse these dogs are going to have to stay with travis parents for a while or something

i dunno ill figure out something

i think IM gunna move into it!!! I have a hard time believing that HUGE house is only 850 a month. mortgage on a 200000 home is roughly 850 with a down payment. So either he paid alot to buy it in the first place or its on the longest payback plan possible. or its not a fixed mortgage meaning its 850 for the first year and then it skyrockets. get as much information on it tomorrow as you can. just curious but what website did you find it on?

You have to work your way up to something as beautiful and big as that. You don't just own a house like that at your age. You know what the utilities would cost for a place like that!!

Rent or mortgage has to be WAY more than 850!
